Equipment requirements
In addition to all the grass cut equipment requirements, you must also have:
- A gas-powered generator
- A vacuum (preferably a shop vac)
- A mop and bucket (a Swiffer WetJet is an acceptable substitute)
- Water containers (bring a minimum of 5 gallons of water to each maid refresh)
- Basic cleaning solution(s) like 409 or Lysol
- Counter top air fresheners
- Basic tools like a battery-operated drill, hammer, screw driver, etc.
- A broom and dustpan

Am I required to do a safety hazard inspection?
Yes. You must complete a safety hazard inspection at every interior work order, including maid services. However, if the safety hazard checklist was not listed under your work order item details, you must call Mary for approval. If she is unable to secure approval while you are on site, you must bid to correct any item found to be deficient.

Do I have to replace all air fresheners?
Yes, You must provide a new air freshener at every drain/faucet (including laundry room hookups). Date the air freshener in permanent marker. If you reuse air fresheners, you will receive a charge back and possible reduction in work.

Do I need to cut the grass at a maid refresh?
If the grass needs to be cut, call Mary as soon as you arrive on site. She will request approval for you to cut the grass. Do not proceed with a grass cut or any exterior maintenance without approval.

How can I make additional money on a maid refresh?
- Check and see if the grass needs to be cut or if the shrubs need to be trimmed. Call Mary for approval before beginning work.
- Complete a full safety hazard inspection. If the checklist is included under your item details, you may complete any of those items and invoice for them. If the checklist is not included, call Mary for approval.
- If this is your first time at the address, complete a full inspection before beginning work. We may be able to get approval for a full initial service rather than a refresh if the property is in poor condition.
The property is infested with bees/ants/roaches/mice/etc. Help!
Call from site and, if possible, take pictures to support the infestation. You can submit a bid to hire a professional exterminator. You will be reimbursed for their full invoice + 10% to facilitate an extermination.

The lockbox code in my order doesn't work. What should I do?
- You should have a set of master keys. Contact Stephanie Chou if you do not have a set and she will let you know which keys to include.
- If you are unable to access with a master key, call Stephanie. If Stephanie is not available, you may call Mary.
- If we are unable to contact the broker or our client for the correct code while you are on site, you will close out the order with a trip charge.
